Smart Occupancy is not a fine-tuning of the management of the physical building (such as LEED certification) nor is it deployment of technology to just monitor a building (such as seat sensors). Smart Occupancy is a radical new method for using the space within an office building which yields far higher cost avoidance, lower energy consumption and better sustainability than all competing approaches by a factor of five or more. • Measure the actual use of the current office space • Reduce the footprint and layout to only the amount and the types actually needed • Make the remaining space as efficient as possible Example: The federal government's GSA applied the Smart Occupancy approach to their Washington DC offices, consolidated six leases down to just one, renovated their historic headquarters at 1800 F Street, and now easily support 4500 area workers with only 2200 desks. From just Smart Occupancy alone, GSA saved $24 million annually, reduced energy consumption by 20 million kwh and cut carbon footprint by 20,000 metric tons.
